An Estate Agency Hub: Concept to Reality

After 6 months of market research, meticulous planning and in-depth consultation, we have been instrumental in the launch of a new estate agency hub covering the Portsmouth area for a well established Southampton based firm of estate agents looking to expand their footprint along the M27 corridor and beyond.

Our brief was to develop a model that retained the best elements of traditional estate agency whilst taking into account a consumer’s need to be able to communicate and transact in their own time rather than during times controlled and constrained by traditional office opening hours.

We have called his approach “Tech & Touch” which has been created from what consumers want….. “People, Technology and Transparency.” As part of this process we have overseen the integration of a CRM system and website with various software platforms to enable prospective sellers to book real time appointments for valuations and viewings, the latter being direct with the seller (where accompanied viewings are not required) to include immediate feedback following the completion of the viewing feedback.

Recruitment was a hugely important part of the hub development process and we started by bench-marking the perfect person for the role of Local Area Manager. This involved researching the attributes and characteristics of a number of Estate Agents by using psychometric testing in order to obtain the best criteria against which to judge the suitability of new recruits. Right from the very start our mantra was “No Compromises” on recruitment.

Over the course of 6/7 weeks we recruited 7 experienced people from existing estate agency backgrounds; 3 were existing Branch Managers, 2 were at Senior Negotiator/Valuer level and 2 were office based Sales Progressors. In each case they bought into the Hub concept with no reservations as they could see from their previous experience that footfall to their offices was non existent and the technology at their disposal did nothing to satisfy the needs of the modern consumer. Within 12 months we anticipate that the staff levels will double as the awareness and unique nature of the concept and brand develops.

In the near future we anticipate introducing a mortgage advisor and conveyancer into the Hub to provide an “end to end” service to all the buyers and sellers.

Our continued involvement will include the leadership, management and ongoing support and growth of the staff. We firmly believe that this concept is the future for estate agency in order to satisfy both the requirements of the consumer and to maintain viable levels of profitability for business owners.
